Delhi-Jewar connectivity gets a major push: NHAI plans 31-km elevated Yamuna Pushta corridor, boosting real estate prospects

Infrastructure development continues to play a crucial role in shaping the real estate market of the National Capital Region (NCR). In a recent move aimed at improving connectivity to the upcoming Noida International Airport at Jewar, authorities have proposed a 31-kilometre elevated road linking East Delhi with Greater Noida. The National Highways Authority of India (NHAI) is going to build a brand new 31-kilometer elevated expressway. The planned corridor is expected to run along the Yamuna Pushta Road and provide an alternative route to the heavily used Noida-Greater Noida Expressway.This project is considered a crucial move toward solving traffic congestion and saving travel time among Delhi, Noida, Greater Noida, and the airport area. With the development of Jewar Airport as an important aviation center, road connectivity is becoming more necessary to support future traffic.

How will it impact real estate

The proposed elevated road could become a major catalyst for real estate growth in Noida, Greater Noida and the Yamuna Expressway belt. TRI-Project formula to boost connectivity and real estate

The proposed 31-km elevated corridor is part of a larger three-project connectivity plan that aims to create a signal-free route from Delhi to the upcoming Noida International Airport at Jewar. The plan combines the 5.5-km Chilla Elevated Road from Mayur Vihar to Mahamaya Flyover, a 1.4-km elevated connector linking Mahamaya Flyover to the new corridor, and the 31-km NHAI elevated Pushta Road stretching from Sector 94 towards Greater Noida. Once completed, commuters will be able to travel from Delhi to the Yamuna Expressway while bypassing much of Noida’s traffic congestion. The enhanced connectivity is expected to benefit key real estate corridors along the Noida-Greater Noida Expressway, sectors near the airport influence zone, the Yamuna Expressway region, the TRI (Tourism-Recreation-Industrial) Zone, and the area around the Buddh International Circuit, potentially boosting demand for residential, commercial, hospitality, and industrial developments.

Real estate growth and infrastructure development go hand in hand. Projects such as expressways, metro lines and elevated corridors often create new opportunities by making previously distant locations more accessible.
